Bahar ic-Caghaq Duplex Suites

The development in Triq Lampara, Bahar ic-Caghaq was one Danda Build’s starting projects. The process consisted of excavation; architectural structural and interior design, construction and project management. The brief was for two to three bedroom apartments, designed with an open plan and catered for the young professionals target market. After conducting studies on current trends and researching demographics needs and requirements, plans were produced, permit was granted and work started. Danda Build and DeMicoli & Associates felt that duplex apartments and penthouses would interest the targeted demographic and the apartments would feature a unique and clean open plan design. Unfortunately the height limitation of the Local Plan for Bahar ic–Caghaq was four floors and a penthouse, which meant that duplex apartments would not be feasible for the entire project. However the team produced a solution. 

The team achieved 2 levels of duplex apartments and a duplex penthouse, six floors of livings space, by planning semi basement duplex apartments. After excavation and the construction of 31 car spaces, the first residential floor was semi-basement – which due to its submerged location was deemed to be of low value. The solution was to create a large roofless void in the common parts. This along with grills for apartments facing the street and a small garden, allowed for an abundance of natural light and air.

The project briefing also insisted on a variety of residential units. In the twenty four residential spaces, there were maisonette duplex apartments, penthouses with different sized terraces for different functions, first floor duplex apartments with an internal void and studio apartments.
